Overview
The Wood Street project required extensive redevelopment of an existing building to a cat A fit out standard. The works increased the floor space by means of floor a plate extension. New floor levels 7, 8 and an additional level 9 roof plant room were added.
To improve on the project delivery dates modular and pre fabricated systems were installed. Modular wiring on all floors for power and lighting combined with off site pre-fabrication of the plant rooms, riser heating pipework and chilled water pipework combined to accelerate works. New mechanical and electrical plant was located in the basement consisting of new air handling plant, boiler room, electrical low voltage switch room and a rain water harvesting system. Distribution of the new services was completed in newly formed riser shafts distributing to each floor. The floors are monitored for energy consumption individually.
Each new floor is serviced with new lighting and control systems. Comfort cooling and heating is provided via chilled beams installed above the ceiling detail, and trench heating at low level within the floor void. The roof will houses 5 high efficiency Air Source Heat pumps providing heating and cooling to the building. This equipment when used with other plant achieves a very high level of energy efficiency within the building. The project team was clearly clearly focused on energy conservation and efficiency. The building is monitored continuously in line with a part L building energy model requirements.
