Located in the heart of Dublin’s revitalised Docklands, 25 North Wall Quay has been transformed into Ireland’s first net zero carbon office, serving as a cutting-edge, smart and sustainable headquarters for A&L Goodbody. Designer Group is proud to have contributed to this landmark redevelopment for IPUT Real Estate Dublin, delivering the full scope of mechanical and electrical (M&E) installations. 

By retaining approximately 75% of the original 1990s structure and adding two additional floors (increasing the overall area by 35%), the building now spans 155,000 ft². Key design features include landscaped terraces, a new glazed façade, a double-height entrance, an expansive reception, an internal atrium to encourage collaboration, and a penthouse client floor, all overlooking stunning river views. Focused on sustainability and workforce well-being, the building also offers electric car charging stations, 200 bicycle spaces, lockers, a fitness room and changing facilities. 

The redevelopment sets a new benchmark for sustainability and workplace design. Designed to minimise environmental impact and optimise operational efficiency, the project achieved a 60% reduction in embodied carbon through the strategic reuse of structural elements, while 90% of construction waste was diverted from landfill. The integration of smart systems, air-source heat pumps, photovoltaic (PV) panels and WELL/LEED-ready features ensures long-term energy performance and environmental resilience.

Designer Group’s role centred on delivering the mechanical and electrical systems that underpin the building’s performance. Our scope of works included the integration of smart building management systems, energy-efficient HVAC installations, and electrical power distribution — all aligned with the project’s ambitious sustainability goals. Working closely with project partners, we ensured the seamless delivery of critical systems such as air-source heat pumps, PV panels, lighting, ventilation, and life-safety infrastructure, enabling the building’s transition to net-zero carbon operation.
